SECTION 502 DIRECT HOME LOAN
The Section 502 Direct Home Loan Program provides loans in eligible rural areas for low- and very-low-income households to purchase, build, or repair their existing home. Applicants may obtain 100 percent financing to buy an existing dwelling, purchase a site and have a dwelling constructed, or purchase a newly built home. Qualifying applicants receive a low-interest, fixed-rate home loan from USDA for up to 38 years with no money down.

Eligibility: -Live in a rural area
-Be without decent, safe and stable housing
-Unable to obtain a loan from other resources on terms and conditions that can reasonably be expected to meet
-Agree to occupy the property the primary residence
-Have the legal capacity to incur a loan obligation
-Meet citizenship or eligible noncitizen requirements
-Not be suspended or debarred from participation in federal programs
-Meet income eligibility for a direct loan
