Habitat for Humanity provides an opportunity for families to build and buy their own homes. The houses are sold at no profit to homeowner families.

Eligibility: Families currently living in substandard housing who meet all of the following requirements:
-Meet income guidelines
-Can commit to 500 hours of sweat equity in construction
-Are United States citizens or permanent residents and residents of the Greater Albany School District for the past year
-Have not have owned a home in the past 3 years
-Have the ability to pay a mortgage payment (steady income and decent credit history, able to manage current debt)

Substandard housing may include poor heating or wiring, a leaky roof, mold, not having enough space for your family, or paying 50% or more of your income towards housing.

INTAKE PROCEDURE: Call for information
FEES: Households are responsible for a closing fee of up to $1000. 0% down payment for closing costs and a 0%-interest mortgage (0% APR). Mortgage lengths vary depending on income; Habitat adjusts the length of the mortgage so that the monthly mortgage payment (which includes taxes, insurance, and condo fees, if applicable) is no more than 30% of the homeowner’s gross monthly income at the time of sale.
